01

Start with your lender’s ordering process

For a mortgage assignment, ask your lender how the appraisal must be ordered. A privately commissioned appraisal may not satisfy the lender’s requirements. Lenders and appraisal management companies can contact our office to discuss property details, assignment instructions, access, and scheduling.

02

Value and property-condition observations

An FHA appraisal addresses value and applicable property requirements. Observed deficiencies may lead to repair requirements or a request for further inspection under the assignment’s requirements. The report identifies relevant findings for the lender; it does not promise loan approval or a particular value.

03

An appraisal and a home inspection serve different purposes

An appraisal is not a substitute for a home inspection. Buyers who want a detailed assessment of a home’s systems and condition should discuss a separate inspection with an appropriate professional. Keep access clear and provide information about known repairs or recent improvements for the appraisal visit.

04

Report requirements are assignment-specific

We also provide UAD 3.6 reports for Fannie Mae and Freddie Mac assignments. Those requirements are discussed for the relevant conventional assignment, separately from the FHA scope. Send lender instructions and the requested report requirements when contacting the office.

Before you request

Are you FHA-approved?

Yes. Christina A. Wilson has been FHA-approved since 2021. Contact the office to confirm availability for the property and assignment.

Does an FHA appraisal replace a home inspection?

No. An appraisal and a home inspection serve different purposes. A separate home inspection can provide more detailed information about condition.

Can a buyer order a lender appraisal directly?

Ask your lender to confirm its required ordering process before commissioning an appraisal. A private report may not be accepted for the loan.
